Prepare your landlord clients for Making Tax Digital with these tips for bookkeepers

As a bookkeeper, you are ideally placed to help your clients prepare for the transition and avoid any last-minute surprises. Landlords with qualifying income over £50,000 are now within the first phase of MTD, with the threshold reducing to £30,000 in 2027 and £20,000 in 2028, bringing many more property owners into scope over the coming years.

One of the first steps is helping your clients understand
whether the new rules apply to them!

Many landlords are still unsure how qualifying income is calculated and whether their rental activities fall within the scope of MTD. Having these conversations now can help them understand their obligations and give them time to put the right systems in place before deadlines become an issue.

You can then guide your clients through what has actually changed. Under the new rules, landlords must keep digital records and submit quarterly updates to HMRC using compatible software.

At the end of the tax year, they will submit a Final Declaration rather than relying solely on the traditional Self Assessment process. For many landlords, this represents a significant change in both mindset and administration.

This is where your support can make a real difference!

Many landlords still rely on spreadsheets, paper records or a collection of receipts gathered throughout the year. By encouraging clients to adopt digital record-keeping now, you can help them establish good habits before quarterly reporting becomes part of their routine. Early preparation also reduces the risk of rushed software migrations and inaccurate submissions.

Software will play an important role in the transition. Solutions such as Xero can help your clients maintain digital records, track income and expenses throughout the year, and prepare the information needed for quarterly updates.

Rather than viewing MTD as an additional burden, you can help clients see it as an opportunity to gain better visibility over their property finances and make more informed decisions throughout the year.

For many landlords, Making Tax Digital will be the biggest change to tax reporting they have experienced in years. By starting conversations early, identifying who is affected and helping clients adopt digital processes, you can position yourself as a trusted adviser.

That makes the transition straightforward, organised and far less stressful.
